Grand Rapids Suburbs: Buying Now Costs Less Than Renting Three-Bedrooms
In Walker and Kentwood, monthly ownership costs have fallen below rents for similar three-bedroom homes.
How we reported this

In Walker and Kentwood, the monthly cost of owning a typical three-bedroom house has dropped below the rent for the same property type as of this month.
Local real estate agents report the shift stems from mortgage rates holding near 6.4 percent while asking rents in those suburbs climbed an average 9 percent over the past year. The change matters for households weighing a move before the next school year, because the gap now favors ownership for buyers who can cover a standard down payment.
Properties along Remembrance Road in Walker and near 52nd Street in Kentwood show the clearest difference. The Kent County Housing Commission’s first-time buyer program, which offers down-payment assistance up to $10,000, has seen applications rise 22 percent since April. The Grand Rapids Association of Realtors listed 47 homes under $300,000 in those two suburbs last week, compared with 31 at the same time in 2025.
Walker and Kentwood Lead the Shift
Median sale prices in Walker reached $278,000 in June, according to county deed records. At current rates a 30-year fixed loan on that amount produces a principal-and-interest payment of roughly $1,740, plus $310 in taxes and insurance. Average rent for a comparable house sits at $2,150. In Kentwood the median price stands at $265,000, yielding ownership costs around $1,950 against rents averaging $2,070. Those figures come from the association’s June market report released July 2.
Buyers still face hurdles. Credit unions serving the area require at least 640 FICO scores for the lowest advertised rates, and inventory remains tight on streets close to the Gerald R. Ford International Airport. Several listings on 28th Street in adjacent Wyoming sold above asking within five days last month.
Next Steps for Potential Buyers
Households considering the switch should pull their credit reports this week and contact lenders approved by the Kent County program before touring homes. Pre-approvals issued now lock in rates for 60 days, covering most closings scheduled before Labor Day. Agents at local brokerages recommend focusing on homes with recent updates to avoid repair costs that could erase the monthly savings.
